Park Rules, Regulations & Guidelines

Welcome to Triple Creek RV LLC. Our goal is for you to come and relax in one of the area’s most beautiful countryside settings. Come out enjoy the view, feed the deer and fish, watch the sunset and unwind in the most serene and peaceful settings in Hunt County. We hope that you treat our home as you would your own property. The Park Rules, Regulations & Guidelines are based on common sense, courtesy and in the best interest of the park and your family.

We are excited to announce that more amenities will be coming soon, such as a swimming pool, propane filling station, vending machines, fish and deer food, ice machines, corn hole boards, volleyball pits and much more. We have bigger lots than any other RV park!

Below is a list of guidelines for our long-term and overnight guests. They are easy to follow and will be enforced for the good of the community. Please keep these guidelines in mind as they make up the park regulations.

  • Keep your RV and the area around your vehicle clean.

  • Respect your neighbor’s space, right to privacy and be courteous to all guests.

  • Quite hours are from 10:30 pm to 8:00 am. Please be considerate and quiet..

Unit Requirements:

RV must be newer than 10 years of age; if otherwise, please submit pictures to manager for review and approval. RV’s must be street legal and in good working condition. All original type parts shall be installed. The exterior must be clean and there shall be no stains, discoloration, rust or missing paint on the unit. No foil or non-standard blinds or drapery is allowed on unit. Only three vehicles are allowed with the unit (unit + 3 cars), unless previously approved by park management. All vehicles must be approved by the manager, must be registered and in good working condition. Vehicles cannot leak on the parking surface. No mechanical work, maintenance/service work can be performed on any vehicle while it is on park property. Vehicles without mufflers or otherwise “loud” vehicles are not allowed. Boats, trailers and ATVs are permitted on the property with prior consent from park management. No vehicles can be parked on the roadway. All antennas and satellite dishes must be attached to the RV and must be approved by the park manager. No standalone poles are allowed.

Triple Creek RV LLC. Staff will perform an inspection periodically during the course of your stay. The following items may result camping not being granted or a “request to repair and/or vacate immediately”; damage to the exterior of the unit, broken windows, leaks, missing panels, dents, rust holes, mold, mildew, exposed wiring, missing components, offensive/unsightly designs on unit or vehicles, tires that are not inflated properly and/or flat, units that are not self-contained. All trailer tongues or hitches must be in good working condition, unlocked and be UL certified. Warped or melted plugs or protective sheath damage will not be accepted, sewage lines must have proper flanges and value handles are to remain closed and only opened to be emptied. Window AC, fans, tarps and electrical cords running out of windows and tarps are not allowed at any time. The camping unit must be positioned straight on the site and connections on the same side of the park’s utility connections.

Rental Agreement:

Prior to admission to the park, a guest will be asked to sign the Triple Creek RV LLC. standard Waiver of Liability Release Form document. The Waiver of Liability Release Form does not constitute a Landlord/Tenant relationship.

Check-In/Out for Overnight Guests:

Check-in-Time is generally 3pm and Check-out-Time is 11am unless previously discussed with park management. Guests wishing to check-in early or checkout late may do so depending on availability and by paying an “early check in” fee of $5 per hour. Late “checkout” fee is $5 per hour if prearranged. Of course, we realize there are special circumstances and will work to accommodate those in need when necessary.

Fee/Payment Policy:

Payment of 100% of the reservation fee is required at the time of booking. Payments by cash, check, money order or bank check are accepted. Credit card payments via the invoicing payment system will result in a 3% service charge. By providing a credit card number, you are authorizing Triple Creek RV LLC. to bill your credit card for the full amount of reservation, including any costs accrued at the property, and outstanding balances that are not paid at the time of departure. Payment is expected up front for the first month and thereafter is due on the same day each month following. Nightly/weekly guests are required to pay up front for the first stay and thereafter are billed accordingly depending on their stay. Triple Creek RV LLC. rates are as follows:

  • Monthly Guests:  $550.00 + electric, $150 electric deposit. 

  • Weekly Guests: $215.00 + electric, $100 electric deposit.

  • Nightly Guests: $45.00 electric included $50 electric deposit.

Payments, Extending a Stay, Late Pay and Returned Payment Fee:

All fees are to be paid before connecting the unit. Payment to extend a stay must be approved prior to 9am on the expected departure date. Weekly and monthly guests are advised to reserve their next stay as soon as possible. Acceptance of extension will be based upon availability. Triple Creek RV LLC. cannot guarantee availability until payment is received. A late payment charge will be accrued when camping/electricity fee has not been paid by the due date/time. Partial payment acceptance is at the discretion of the manager. Partial payments will not delay the accrual of late fees. Late fees are $15 per day. Any site that is occupied 24 hours without written notice/approval from management may have utilities disconnected and immediate action may be taken under the trespassing laws. A return or cancellation of any payment will result in a $35 fee and a $15 late for each day that the payment is late.

Reservation Cancellation:

We agree to hold the space which you have reserved, turning away all further requests, in return for your payment. Daily Reservations- no refunds for reservations cancelled less than 5 days prior to your scheduled date of arrival. Weekly/Monthly Reservations- The reservation deposit for a weekly/monthly reservation converts to an electrical deposit upon check in and is not refundable. If check in does not occur on the scheduled date or if reservation is cancelled your deposit is not refundable. No refunds for early departures, late arrivals, inclement weather, power outages or acts of nature.

 

Notice to Vacate:

Triple Creek RV LLC. reserves the right to refuse service to anyone and to have any camper or guest removed with or without prior notice for violation of rules, stated here in or published thereafter. Failure to comply with a demand to depart the park may result in violation of trespassing laws and towing of camping unit at the guest’s expense without liability to Triple Creek RV LLC. Notice of the removal including the name, address and phone number of the towing/storage facility will be posted at the park’s office. Signing of the Triple Creek RV LLC. Rules, Regulations and Guidelines indicate your authorization for the park management to remove the RV/Unit and contents to a licensed storage facility at camper’s expense for a failure to vacate when requested to do so. This request may be the result of non-payment of guest/camping services.

Liability:

The owners of Triple Creek RV LLC. and its management reserves the right to refuse service to anyone and to ask anyone to leave the premises. Furthermore, Triple Creek RV LLC. management reserves the right to refuse services to current and returning guests that have violated our rules and regulations and/or have vacated the park without paying any/all fees. Ex-contractors/employees must inform and have permission from our management prior to visiting any patrons in the park. Additionally, these rules can be amended by management without prior notice to residents or guests.

Solicitation:

Throw-away newspapers, advertisements, distribution of notices and door to door selling or solicitation are not permitted without Triple Creek RV management’s consent.  All salespeople must make individual appointments with the registered patron in advance. 

Campsite Appearance and Cleanliness:

Campsite cleanliness is required for sanity, safety and aesthetic purposes.  Your site must be kept free of litter, including cigarette butts.  Decorations for the holidays are permitted if they are not disruptive to other campers and are within the site perimeters.  Decorations must be removed within 5 days of the holiday.  Items that are allowed at assigned campsites include: barbeque/smoker, bikes, lawn chairs and camping related equipment. Clotheslines and storage underneath the unit is prohibited. This includes, but is not limited to, storage of boxes, trunks, wood, pipes, bottles, tools, mops, ladders, toys, paint cans or any item which is unsightly in appearance. No appliances, including but not limited to, water heaters, freezers, refrigerators, washing machines, clothes dryers, may be installed or placed outside of the RV at any time. Management reserves the right to ask any guest to remove the aforementioned items from their site to include underneath the RV.  You are responsible for all damage that may be caused by your awning to neighbor units. Portable camp awnings without sides or with net sides are permitted (no tarp sides). Staking and digging into the gravel or greenbelt is not permitted. Please remember that we have electric, water and septic lines buried throughout the park. Please remember no toilet tissue is to be flushed down your RV toilet.  Dispose of paper and feminine products in your personal waste basket.  It is at the discretion of the park staff to determine whether a campsite is complying. Straw bale gardens, attaching or hanging items on trees or fencing is not permitted. Do not make any changes to the RV site without prior written consent from the manager.

  • Decks, sheds & dog kennels may be permitted ONLY if prior consent is obtained from the park manager.

  • Trash- there are two large trash bins on your right as you exit the park.  All trash must be in trash bags and tied before placing in the bin. The trash must properly fit in the container.  Do not load large objects in the bin, if it extends over the edge leaving the lid ajar the trash vendor will not pick up the trash. Failure to follow these guidelines may result in a $25 per occurrence correction/handling fee by park staff. 

  • Cigarette Smoking is allowed outside of the camping unit.  Discarding cigarette butts anywhere on the property and or at your site is strictly prohibited. Please dispose of cigarette butts appropriately to keep our park clean. Failure to follow this rule is subject to a fee of $15 per occurrence correction/handling by park staff.

  • Firearms & Fireworks- discharging fireworks or firearms are not permitted anywhere on the property Displaying, discharging or possessing a gun, knife or other weapon in any way that may alarm others is not allowed and doing so will result in an immediate request to vacate the property without refund of fees.

  • Behavior/Public Intoxication & Illegal Drugs – Illegal drugs, public intoxication, violence, threat of violence, loud obnoxious and disorderly behavior will not be tolerated.  Unlawful conduct or conduct that disturbs or threatens the rights, comfort or convenience of others will not be tolerated under any circumstances.  Notification of police and immediate notice to vacate without return of fees will be enforced should any of the forementioned happen.

  • Registered guests will be responsible for any damage to the park directly or indirectly caused by any of their units, vehicles, campers, minors or guests.  Fees will include all necessary replacement parts and repair. Labor will be billed at a minimum of $25 per person per hour.  Emergency and holiday repairs will be billed at a minimum of $40 per person, per hour. Specialty repairs may result in higher costs.  Guests will not be permitted to make any repairs or arrange repairs to the park.

  • We will not be able to loan tools per our insurance policy. Please do not ask.

Laundry Facility:

Any items left in the laundry room unattended will be taken and placed into the office by management.  Triple Creek RV LLC., and its management are not responsible for any items left in the laundry room.  Items will be discarded if not picked up in 10 daysWashing of pet bedding or other pet materials is not allowed in the park’s laundry machines.  Please take pet bedding off-site to wash/dry.

Pool Rules:

No diving in pool. No running around pool. No glass allowed in or around pool area. ABSOLUTELY NO PETS ALLOWED IN OR AROUND THE POOL. No unattended children under the age of 16. No lifeguard on duty, swim at your own risk. Owners and management are not responsible for any accident or injury. All visitors must check in at the office. Pool hours are from 7am - 9pm.

Wireless Network (Internet):

Registered guests will be provided with free Wi-Fi while staying at Triple Creek RV.

Users must agree that use of the Triple Creek RV LLC.’s free wireless network is at the user’s sole risk and agree to release, indemnify and hold harmless the owner’s agents and/or park management from any damage that my result in the use of said wireless network.  Additionally, while using the wireless network, the guest acknowledges that he/she is subject to and agrees to abide by all laws and all rules and regulations of the City of Caddo Mills, Hunt County, State of Texas and the Federal Government. Triple Creek RV LLC. management reserves the right to suspend or terminate registered guests’ access to the wireless network.  Triple Creek RV LLC., its owners, and agents shall not be liable for any damages of any kind that may result from the use of this wireless network.  Viruses, security and privacy protection is the responsibility of the user. Triple Creek RV LLC. assumes no responsibility for any alterations or interference with a laptop, phone, tablet, desktop or other electronic devices operation or data files resulting from connection to Triple Creek RV LLC.’s wireless network.  Triple Creek RV LLC. is not responsible for damage, theft or loss of any kind to users’ equipment, software, data files or personal property that may occur as a result of using the Park’s wireless access.  Operations of this wireless network are provided as is and there is no warranty made that they will be free from errors and interruptions. Triple Creek RV LLC. management may shut down the wireless internet system from time to time for repairs and upgrades.

Children:

All children under the age of 12 should be always accompanied by a parent or guardian while in the park.  At no time shall any children be left unattended in the park, in or around the woods, greenbelt, near the ponds or in any construction areas or driveways (please review waiver of liability). Future construction of the park may include a pool and no children should ever be left unattended without a parent or guardian.    

Please be aware that there is wildlife in and around the park.  No open-toed shoes should be worn in the woods.  Use extreme caution at night and watch your surroundings as there are snakes, skunks, possums and other animals in and around your unit area.  Please do not walk the trails at night.  Nature walks around the trails and greenbelt are only during the daytime from daylight to sunset.  You must stay alert and always watch your surroundings in the wooded areas of the park (please see waiver of liability).

Pets:

All pets must be registered with the park management. No more than two pets per site (unless prior written permission is given from park management).  Pets must be always kept on a leash, no exceptions.  Pets are not allowed in the office or laundry room.  Should the owner need to go inside the RV or leave the site, the pet must be placed inside the RV.  Please clean up after your pet and pick up waste.  If it is determined that the pet is not being cleaned up appropriately, a verbal reminder will be given by management to the owner.  Two reminders could result in a fine of $25 for each occurrence and the third in an eviction.  All pets must be up to date on vaccines with proof provided to management and kept on file.  Leaving pets unattended at the park is forbidden.  Pets may not disturb other residents by barking, growling and/or yipping.  Non-house pets are prohibited under any circumstances.  Strange and exotic pets are not permitted.  Pit Bulls, Chows, Rottweilers, Doberman Pinchers and other aggressive dog breeds are at managers discretion on a case-by-case basis.

Mail/Deliveries:

Triple Creek RV LLC’s address is 2510 CR 2134 Caddo Mills, TX 75135.  You may have packages sent to this address (i.e.- UPS, Amazon, FedEx, etc.). Residents of Triple Creek RV LLC will need to acquire a PO Box for daily mail from the post office.
